Refund & Cancellation Policy

1. Core Principle

Divido is a platform that facilitates investments in fractional real estate through a Real Estate Investment Fund (REIF). These investments are in illiquid assets (i.e., physical properties). As such, traditional "refunds" as seen in e-commerce are not available once an investment is finalized.

This policy outlines the specific and limited circumstances under which a refund or cancellation is possible.

2. Policy Definitions

  • Subscription: Your binding commitment to invest in a specific property (sub-fund) that is currently in its "funding" phase.
  • Funding Close: The event where a property's funding target is met, and the licensed Asset Manager proceeds to acquire the asset on behalf of the fund.
  • Investment: Your subscription after the Funding Close has occurred and your certificates in the sub-fund have been issued.

3. Cancellation of a Subscription (Pre-Funding)

You may request to cancel a Subscription at any time before the property's Funding Close.

  • How to Request: Contact our support team at Support@projectdivido.com from your registered email.
  • Process: All cancellation requests are subject to approval.
  • Refund: If approved, we refund your committed capital. A non-refundable transaction fee may be deducted; this fee will be disclosed.

4. Investments are Non-Refundable (Post-Funding)

Once a property's Funding Close has occurred and the asset has been acquired by the REIF, your Investment is final, irrevocable, and NON-REFUNDABLE for the duration of the investment term (e.g., 5 years).

  • You cannot "return" your fund certificates to Divido for a refund.
  • Your capital is locked in the underlying real estate asset until the property is sold at the end of the investment term.

5. No Guarantee of Early Exit

There is no guaranteed option to exit your investment early. Divido may, in the future, offer a secondary market for qualified investors, but this service is not guaranteed and is not a refund policy.
